We purchased a bank owned property 3 bedrooms, 2 baths in Tucson listed at $156,000.  We made an offer for $125,000. Property was a fix-up special, but it did not need a lot of repairs. Neighbor across street has a relative who wants to buy it as an investment,  but does not have all cash, nor excellent credit. They have a stable work history, good income, and their credit is not too bad.

Here is what we did:

Sold for $165,000 with $15,000 down . $1,650.00 per month, 15 year amortization  with a 5 year stop. ($1,650 per month for 60 months is $39,000) the balloon payment at the end of 5 years is $48,787.64.
